Mario Gonzales, Michael Braun and Mayor DeRosa rang the historic mission bell for the first time as doves were released during the Grand Opening ceremony of Campanile, a new residential walking village in the heart of the desert, Cathedral City, California. Lee Iverson then made a presentation highlighting the unique land planning and architecture of the community.
Since opening in March of 2006, sales of the nine plans have been brisk. Campanile differs from the conventional desert development by having a series of interconnected neighborhoods each focused on a paseo, or walking path. The neighborhoods have a mixture of either large and medium sized single family homes or medium sized homes and smaller courtyard homes. The circulation pattern and design of the homes creates a pedestrian environment and minimizes the impact of the automobile. The network of bicycle and walking |
paths link the neighborhoods to one another, to the recreation center, and to a future small main street commercial area.
Varying the massing of the homes and having different lot widths provides visual interest. The large lot homes are predominately one story, the medium sized homes have one and two story facades, and the small lot cluster homes are all two story. Each series of homes is offered with a choice of three elevations from four architectural styles, Spanish, Italian, Bungalow, and Traditional which adds to the diversity within the community.
To reinforce the pedestrian environment, the small and medium lot homes have their garages at the rear and the larger homes are on lots that are wide enough to minimize the effect of the garage. Front porches and courtyards encourage interaction and connections to make Campanile a people friendly place.

IVERSON ARCHITECTS WINS GOLD NUGGET AWARD FOR VILLEBOIS MASTER PLAN

Iverson Architects won the “Best on the Boards Site Plan Award” in the 2005 Gold Nugget Competition held at the Pacific Coast Builders Conference (PCBC) on June 2, 2005, in San Francisco. Master Planners from 14 western states and all countries bordering the Pacific Ocean are considered for the awards. Iverson Architects’ Villebois project for Costa Pacific Communities was chosen for this top award from more than 200 entries in this category. Located in Wilsonville, Oregon, Villebois will be a pedestrian-friendly community featuring elements reminiscent of European villages and small towns in the U.S. built before World War II and the proliferation of suburban sprawl. Projected to be completed in 2008, Villebois will have more than 2,300 homes and increase Wilsonville’s current population of 14,000 by nearly 50 percent. The planning for this nearly 500-acre community is based on the tenets of connectivity, diversity and sustainability. |
Connectivity within the three village neighborhoods and the region will be enhanced through transportation improvements and links to buses and commuter rail. Diversity will be apparent in a variety of transportation options for pedestrians, bicyclists and automobiles. The three neighborhoods in Villebois will feature numerous housing types and architectural styles and will be linked to a vibrant Village Center a Central Plaza with retail opportunities and Hilltop Park to serve as the heart of Villebois. Sustainable or green development practices and cutting-edge sustainable planning principles will manage rainwater, preserve trees and protect natural open spaces. In addition, a trail system and habitat corridor will connect the Coffee Lake/Tonquin Basin to the Metro open space and the Willamette River.
