The CC&Rs impose very stringent height and lot coverage limitations on new construction, making it a challenge on a 45’ interior lot to maximize square footage and ceiling heights, while maintaining aesthetic integrity and leaving adequate outdoor space. This family home wraps around a courtyard and has French doors leading outside from kitchen/nook area, dining and living room downstairs and master suite and loggia upstairs enhancing the indoor/outdoor relationship and bringing in lots of light.  The focal point curved stairwell is located in the middle of the home making an interesting and expandable dining space. A large family room off the kitchen features a large island/breakfast bar.
